3252 Lucinda Street - New construction pushed through as a remodel (ministerial) after Peninsula Community Plan rejected plans. Issued include the following:

 

  • Total Height from Guest Bedroom to Top of Roof Line = 39 feet on Plans (Coastal Height Limit is 30 feet). Approved Plans include three levels with individual floors up to 14 feet high.

  • 15+ foot Cut Slope With No Shoring (Cut Slopes over 5 Feet Require Shoring in Accordance with Cal OSHA).

  • Structural Calculations for Retaining Walls are for a maximum height of 10.67 feet. Approved Plan Shows Walls of At Least 14.5 Feet. Actual Walls are approximately 15+ Feet High. The wall is not designed for existing conditions.

  • Existing Excavations of approximately 600 cubic yards. Approved Plans Show Excavations of 200 cubic yards. This is a 300 percent (3x) increase in the size of the approved excavation.

  • The original building envelope of the home was 850 square feet. The planned building envelope is 6,696 square feet. The size increase by approximately 8x.

  • 50 percent (61.4 linear feet) of the walls were supposed to be left in place to be considered a remodel. By a visual observation, the existing walls do not seem to conform to the law. The roof, floor, and the majority of the walls were destroyed. The remaining walls are suspended @ 15+ feet in the air by steel girders. In addition, the existing walls are offset @ 3 feet to the west from the new retaining wall.

  • The Palm Tree on site as considered a monument in the La Playa area. The Palm Tree was to be saved by a retaining wall in the front yard according to the approved plans. The Palm Tree was destroyed due to the larger than approved excavation and the wall to save the tree was never built.

This palm tree was a monument in the La Playa area. It is gone.

The monumental Palm Tree was supposed to be saved from demolition.

The 39 foot high "remodeling" project will destroyed the remaining view of downtown and the bay to the north from Lucinda Street

(left of the missing palm tree).
